Has your home become cramped and uncomfortable? Are you now working from home on a permanent or flexible basis? When it comes to creating new, habitable spaces, garage conversions have become a highly popular option. Operating out of Wakefield, our building company covers Harrogate, Leeds and locations across West Yorkshire.
There are many reasons why space could be at a premium in your house. However, the available solutions are fewer in number: you can either move to a bigger property or improve what you already have. If the former is an idea you can’t or don’t want to entertain, our building contractors can help with the latter.
You can read more about our work on our garage conversions blog. Our PBS Construction also provides services to maximise space in properties with house extensions, which you can view on our previous work page.
A survey conducted by the RAC Foundation found that, of all UK households with a garage, only 9% use the space to park a vehicle overnight. Instead, most homeowners use their garage for storing all manner of assorted goods and junk, from tools to bicycles and gardening equipment to ladders.
When you convert your garage into a bespoke new room, you make far more effective use of this space. In turn, you unlock the potential of your house. The conversion not only improves your quality of life but also increases your property’s market value.
Our multi-talented team of building contractors have over 50 years of industry experience, so our building company can turn any concept into a stunning reality. Some of the most popular uses for our garage conversions include:
Whether you have a clearly defined vision for the room you want to create or you’re starting from square one with a blank canvas, call PBS Construction on 07887 726777 or 01924 626923. Schedule an initial consultation at your home in Wakefield, Harrogate, Leeds or any other West Yorkshire location and take the first step to converting your garage.
Because garage conversions take place within an existing structure, they usually qualify as a permitted development. If this is true for your proposed conversion, you won’t need to apply for planning permission from the local authority.
However, converting a garage into a habitable room falls under the classification ‘change of use.’ As such, a Building Control officer must approve the results we produce, ensuring they meet the standards set out in the current UK Building Regulations. Your garage conversion cannot achieve a certificate of completion without these approvals.
Like any reputable building company, PBS Construction covers every aspect of this process as part of our project management. This includes notifying your local council of the conversion by submitting a full plans application or building notice.
Some of the building regulations your converted space must comply with include those relating to insulation, damp proofing, fireproofing, heating, plumbing, electrical wiring, ventilation and structural integrity.
For your peace of mind, as much as 95% of the onsite conversion takes place within the garage itself. This means minimal disruption to your current routines. Our Wakefield-based team only needs to enter your property in Harrogate, Leeds or any of the surrounding West Yorkshire areas to create an opening between the new room and the original house – and this takes place toward the end of the conversion.
Whereas house extensions involve building a new structure from the ground up, garage conversions start with the basic shell of a room. This allows us to complete an average conversion in approximately 2 weeks. This includes all structural alterations, electrical, plumbing and heating systems, the flooring, roofing, painting and decorating, but excludes the design and planning phase. Whether you are interested in using the converted garage for an additional living room, home office or other, our team can make this a reality for you starting today.
